Frequently Asked Questions for Sellers


Q: How can I be sure that my house sells for enough to allow me to buy the new house I want?

A: You can't. Sellers set an asking price when they first begin to market their home, but there is no assurance that any buyer will pay that much. In the final analysis, buyers set home prices. When many buyers are competing for a limited supply of properties, prices will tend to rise. When the number of houses available greatly exceeds the number of buyers, the reverse will be true. Contact me for a competitive market analysis. By analyzing recent sales of comparable homes, I will be able to give you a good idea of what your home will sell for.

Q: Should I set a high list price so I can negotiate?

A: When we list your house, we will discuss the range of prices in which the home will probably sell. Unless you are interested in a very quick sale, I generally advise setting a list price between the middle and top of the range. That allows room for negotiation. Setting a price too high should be avoided. Most buyers have a top price that they will pay for a house, so they will not look at anything above that price. If you set a list price above what you can reasonably expect to receive, you will unnecessarily limit the number of potential buyers considering your home.

Q: How can I get the best price?

A: Five factors control the price received for a home:

Location
Location. Location. Location. It's always been important and always will be. A house on a busy four-lane street will sell for less than an identical house located on a cul-de-sac. Homes in some school districts sell for more than homes in other school districts. Homes on large lots with a view sell at a premium. Unfortunately, it's seldom practical to improve a home's location. But the other factors are in your control.

Timing
There are more buyers and more motivated buyers at certain times of the year. In Central Ohio, for example, buyers may be scarce between Thanksgiving and the New Year. In late spring and early summer on the other hand, buyers who want to be settled into a new house before the beginning of the school year are very motivated. The presence of more competing buyers usually results in higher prices.

Terms
Be flexible. Consider any offer presented and try to make it work. Holding out for 30 days of possession after closing or keeping the dining room chandelier will discourage prospective buyers.

Your agent
List with an agent who is experienced and has a good track record. Your agent will discuss marketing with you. Depending on the property, the agent may plan to utilize an MLS listing, print advertising, television advertising, Web exposure, fact sheets, sign-top brochures, targeted mailings, open houses and/or old-fashioned word of mouth. Don't trivialize that last one - a good agent will network with many other agents and may talk with an agent looking for a property for a new buyer.

Q: What can I do to enhance the condition of my Home?

A: I will make specific suggestions, but generally it is a good idea to unclutter, clean, repair and neutralize.

Unclutter
Can you walk through your basement or garage? If not, make some hard choices and throw out some of those treasures. If that's too traumatic, rent a storage facility. Also consider removing some furniture. An uncluttered home looks roomier and presents more possibilities to a prospective buyer.

Clean
Clean everything: walls, floors, windows, drapes, carpets, bathtubs, drains, appliances... Clean up dirty dishes and dirty laundry. Consider whether there might be any objectionable odors - pets, smoke, cooking - and do what is necessary to reduce or eliminate them. Clean the gutters and mow the lawn.

Repair
Make those repairs that you've been putting off. Begin with those that cost the least, but make a significant visual improvement. Repair broken windows, leaking faucets and that hole where the knob on junior's bedroom door hit he wall. While you're patching the wall, consider whether it wouldn't really look a lot better if it were repainted. Once the easy things are taken care of, there are some more significant repairs that definitely should be made. Does the roof leak? Repair it (and the plaster below). Are the gutters falling from the roof? Repair them. Is it the middle of August and the air conditioner can't cope? Repair it.

Neutralize
Decorating magazines may not tout the look of neutral interiors, but most buyers like them. Neutral colors give the buyers a blank canvas for their own decorating ideas and don't clash with that favorite floral print couch. If your living room is painted fire engine red, olive drab, or some other nonneutral color, paint it over. If you need to repaint or recarpet anyway, do yourself a favor and opt for neutral colors.

Q: It's not convenient to have my house shown in the afternoon. Can we have prospective buyer's look just from 9:00 to noon?

A: Sure. But do you have any interest in selling in the near term? For all but the most unusual or desirable properties, there are usually many comparable properties competing for the attention of buyers. If your home is not available for showing when it's convenient for prospective buyers, they'll just go to the next home on the list. Worse yet, if other Realtors learn that it's difficult to schedule a showing of your home, they'll quit trying. Very few homes that are not shown are sold.

Q: Where will you advertise my home?

A: Not every property is advertised the same way. Usually a home will be advertised with a yard sign, an MLS listing and a listing at Realtor.com on the Web at a minimum. In addition, I usually prepare fact sheets for prospective buyers to take with them after viewing your home, arrange for tours of your home by other agents in the area, place photos and a written description of the property on my Web site, hold open houses, advertise in newspapers and personally promote the home to other agents. In some cases, I use sign-top brochures, targeted mailings, television advertising, magazine advertising and special promotions.

Q: Why do I have to sign an agency disclosure?

A: The Ohio Real Estate Commission requires that your agent present you with an agency disclosure form at the time your home is listed. Signing the form indicates that the various forms of agency have been explained to you and that you understand what form of agency the Realtor will be practicing.

Q: What forms of agency are there?

A: The State of Ohio recognizes three basic agency relationships:

Seller's Agency
A seller's agent works for the seller and is required to disclose to the seller all material information obtained from the buyer or from any other source.

Buyer's Agency
A buyer's agent works for the buyer and is required to disclose to the buyer all material information obtained from the seller or from any other source.

Disclosed Dual Agency
A dual agent works for both the buyer and seller with the consent of both parties. A dual agent may not disclose any confidential information that would give one party an advantage over the other.
